If you happen to break something in your home, then it will be your responsibility to pay.  However, if the issue concerns standard wear and tear, then you can contact your landlord who will get it fixed as quickly and conveniently as possible. We benefit from a close and transparent working relationship with our landlords; therefore we can ensure that any issues are resolved as quickly as possible in a personable manner.

No one wants to live in a dirty, damaged house.  Every single property we offer to rent or buy will be in the best condition possible. Maintaining cleanliness and care of your property will save you a lot of time and stress. Here’s how…

At PB Property, we use the best tradesmen and the best tradesmen only. We use the best people because we strongly believe that the best homes deserve the best maintenance, regardless of the cost. Should your property ever need repairing we only use the best tradesman in the area.  This means that all of our tradesmen are fully insured, trained and qualified.

If for example you had a gas leak, we would then contact a very reputable and experienced engineer to get the problem fixed there and then.  You won’t have to wait around for days – it’s all done at your convenience.

Services for Landlords

We offer three service packages: Bronze, Silver and Gold.  There are a myriad of benefits of investing in either package, but in specific regards to property management we will:

  • Deal with minor maintenance issues that may require attention under your responsibility for the up keep of the property;

  • Confirm such maintenance tasks have been completed to a satisfactory standard before authorising payment to be deducted from your account;

  • Carry out general inspections of the property every 3 months (or any agreed interval) to ensure the tenant is looking after your property and advise you as necessary on any issues that need to be addressed;

  • Conduct a final inspection at the end of the tenancy, where we will complete a dilapidation report and arrange quotes where necessary for repairs or cleaning that needs to be carried out.  This will then be deducted from the deposit, although any sums requested must be reasonable - with fair wear and tear taken in to account.
