Instructing a solicitor

Selling your property can be one of the biggest transactions you ever make – so the very last thing you want is for the sale of your home to be a stressful and hectic process.

Presenting your property

The most effective way to sell a property is ensuring your home looks its very best – so consider finishing any outstanding DIY jobs or weeding and mowing the garden before presenting your property to potential buyers.

We will take photos that will then be used when marketing your property.  A photo is often the main point of attraction for a potential buyer.

Marketing your property

We will advertise your property across some of the major property portals, on our website and through window cards so your property is seen by as many relevant prospective buyers as possible.

What’s more, we make our own property brochures that are in full colour with internal photos and floor plans.


Our opening hours are 9:00am to 5:00pm, Monday to Friday.  However, we are always willing to arrange viewings outside of these hours so you’ll never have to worry about losing a potential purchaser.

Receiving an offer

As soon as we receive an offer for your property we will verbally confirm this with you then follow it up with a letter of confirmation (any special conditions will be noted in the letter).

There’s nothing worse than having disappointment or stress from less serious buyers.  We always check the buyers’ finances prior to you accepting their offer.

Offer agreed

Once you have agreed to accept an offer, we will take care of all the necessary paperwork for you, including memorandum of sale, a confirmation of the agreed price in writing and your solicitor details.

Your solicitor will then send a draft contract and Home Information Pack (HIP) to the buyer’ solicitor.

Exchange of contract

This occurs when the following has been agreed:

  1. All queries have been settled.
  2. Evidence of title.
  3. Local searches.
  4. Fixture & fittings included in sale (if any).
  5. The purchasers mortgage offer.
  6. Partial funds to be forwarded to your solicitor from you purchasers' solicitor prior to completion.


This is completed at a date agreed by you and the purchaser.  The balance of funds will be transferred by the purchasers' solicitor to your solicitor. 

Once we have received notification from your solicitor that all funds have been received we will release the keys to the purchaser.
